Schipani is a seasoned litigator and a highly skilled negotiator. He has worked at a number of prestigious Boston law firms and previously served as a city solicitor for the City of Brockton. Schipani has successfully litigated and settled hundreds of medical malpractice, personal injury, employment, business, and real estate disputes. He has also represented Real Estate developers at planning and zoning board hearings.

Schipani has been named a Massachusetts Super Lawyer every single year since 2014. Schipani works predominantly on a contingent fee and is known to take on higher-risk cases than other lawyers knowing that is his approach will lead to a superior result. Since Schipani is known to take on higher-risk cases and known to take cases to trial he often gets higher settlement offers. Gil is a graduate of St. Sebastian’s High School in Needham MA, Hamilton College in Clinton NY, and Suffolk University Law School in Boston, MA. Bridget earned her B.B.A. from Loyola University Maryland with a degree in Finance and went on to graduate from New England Law in Boston. She is originally from Walpole, but currently lives just north of Boston and loves finding new restaurants to try. She also enjoys cooking at home with family and friends, spending time down the Cape and traveling.

Attorney Daniel G. Skrip

 

Daniel G. Skrip is a highly skilled litigator with many years of experience. He assists Attorney Schipani in the litigation department.

Prior to joining Tempus Fugit Law, Dan was a partner at Pierce, Davis & Perritano where he defended municipalities and their employees in federal and state courts and the Massachusetts Commission Against Discrimination.

On many occasions during his 14 years with Pierce, Davis did the publishers of LAW & POLITICS and Boston magazine recognize Dan was one of Massachusetts's "Rising Stars" in the field of municipal defense. Dan earned a pre-law degree from Pennsylvania State University in 1992 where he was a member of the Phi Beta Kappa academic fraternity and the football team. Dan graduated from Boston College Law School in 1995.

Dan is an alumnus of the National Ski Patrol (Wachusett Mountain) and serves as legal counsel for NSP's local region. He is also legal counsel for the Town of Nahant. Outside of the law, Dan is an instrument-rated pilot licensed to operate multi-engine aircraft.

Chad Laurent is of-counsel at Tempus Fugit Law. Chad has expertise in renewable energy law and policy, sustainability, and renewable energy project development. He works with clients in the private, public and non-profits sector as a Senior Consultant at Meister Consultants Group, Inc.

He holds a Juris Doctor from Suffolk University Law School where he was a Rappaport Honors Fellow in Law and Public Policy, and a Bachelors of Science from the University of Michigan in Environmental Policy & Behavior and Natural Resource Ecology & Management. He is admitted to the Massachusetts Bar and is a trained mediator.

Commercial Real Estate:

Emmett has broad experience in all aspects of real estate development and investment, including due diligence reviews, acquisition, financing, zoning, construction, disposition and leasing of office buildings, retail properties, rental properties, warehouses and light industrial properties. Emmett also has experience representing everything from small to large scale real estate developers in all phases of both redevelopment projects as well as the development of vacant land and brownfield redevelopment.

Represented investor in the acquisition, financing and leasing of the largest commercial office building in New Hampshire.

Represented a developer in the acquisition, financing and development of a large tract of land that included a brownfield site and that was redeveloped into a 150 unit, over 55, condominium development. Emmett also handled sales of individual units.

Represented a developer in relation to a proposed smart growth development that was to include 3,000,000 square feet of commercial space and over 600 residential units.

Represented a retail chain in connection with drafting and negotiating retail leases.

 

Banking:

Emmett has represented lenders and borrowers in various types of commercial financing transactions, including, acquisition, development and construction loans, lines of credit, real estate and asset-secured loans and loan participations.

Represented a lender in connection with a $42,000,000 loan, with multiple lender participants, financing purchase and redevelopment of a large mill building.

Represented a lender providing $15,000,000 financing of multiple retail locations of a local retail chain.

Represented a credit union in the purchase of a loan participation in a $75,000,000 loan financing of multiple retail properties consisting of small to mid-sized strip malls located in several states.

 

Business Law:

Emmett has represented small to mid-sized businesses concerning business formation and general commercial transactions.

Represented a startup company in the crowdfunding arena in evaluating the SEC’s crowdfunding regulations, setting up an entity, development of a website portal and drafting various financial disclosures.

Represented a real estate investor in setting up entities to hold title to multiple real estate investments utilizing Delaware’s Series LLC.

Represented a franchisee in review of a franchise agreement, setting up an ownership entity with investment disclosures and negotiating leases with build-out provisions.

 

Residential Real Estate:

Emmett has many years of experience representing buyers, sellers, lenders and investors in residential real estate transactions, including purchases, financing and sales. Having represented many developers, he has a specialty in representing buyers and sellers of new construction as well as condominium conversions, including drafting condominium documents.

Lynn has over 20 years of experience planning and administering estates of all levels of wealth and complexity. In addition to receiving both her Juris Doctor and Master of Business Administration degrees from Suffolk University in Boston, Lynn also holds a Master of Laws degree in Estate Planning from the University of Miami School of Law and is licensed to practice law in Massachusetts, Florida and New Hampshire. She has an "AV - Preeminent" 5.0 out of 5.0 peer review rating on Martindale Hubbell and has an "excellent" rating on Avvo.

She has authored numerous articles and lectured on different estate and tax planning topics. She has also served as an expert witness at trial testifying with respect to gift and estate tax matters. She served as a member of the Tufts Medical Center Gift Planning Council to assist with fundraising with a focus on gifts and bequests to the Medical Center and Tufts Floating Hospital for Children.

Lynn lives in North Quincy with her two dogs, Samantha and Buddy. She volunteers at the Quincy Animal Shelter, and enjoys listening to books, kickboxing and watching the Boston Bruins in her spare time.
